Thank you for your interest in Garden City Estates. We’re excited to help you find a home that’s right for you!

Application Processing

  • Applications are processed in the order in which they are received.
  • We continue to accept applications for a home until an application is approved for that home.
  • The first approved applicant for a home will be given the first opportunity to sign a lease.
  • Please follow the instructions in the application and upload all required documents prior to final submission. A complete application will help prevent the need for additional document requests, which could delay application processing.

 

Application Steps

  • All adults, defined as 18 years of age and over, will need to complete the application together (including income verification, criminal background check, and consumer credit report). You will also need to list any additional occupants under the age of 18 on the application.
  • You must provide identification documents (driver’s license or other government-issued photo ID) for all adult applicants.
  • You must also provide proof of income documents showing that household (collectively for all residents 18 and over) income exceeds 2.5x the monthly rent. Please refer to the Garden City Estates, LLC Rental Criteria for additional information.
  • Once all applicants have completed their application and submitted the appropriate fees and documents, all applicants 18 and over will be screened for rental qualification. A decision cannot be made until all required and necessary documents are submitted for verification.

 

Lease Signatures

  • Once an application is approved, the Lease must be signed within 24 hours.
  • If a Lease is not signed within 24 hours of application approval, Garden City Estates may cancel the application and re-list the home for rent. The full Security Deposit must be paid online within 24 hours of Lease signing. Funds may be paid using an Online Link that will be sent out with the lease agreement. If funds are not received within 24 hours of Lease signing, Garden City Estates may cancel the Lease and re-list the home for rent.
  • Security Deposits may vary depending on the state the home is located in and other various qualification factors; again, the Security Deposit must be paid within 24 hours of signing the Lease.

 

Pre-Leasing

Garden City Estates offers a wide selection of homes for rent that are currently occupied or are being prepared by our construction teams for the next resident. Through our pre-leasing program, you can reserve a “coming soon” or “available soon” home by paying a refundable Hold Fee. (“Coming soon” means that a home is currently occupied but will be for lease soon. “Available soon” means that we are currently making final preparations for this home to be available.)

 

Terms and Conditions

By completing a Garden City Estates rental application, you have read, accepted, and confirmed that you have had the opportunity to review the resident selection criteria and standards. (Rental Criteria)

If you do not meet the rental criteria, or if you provide false, inaccurate, or incomplete information, your application may be declined, and your application fee(s) will not be refunded.

Please Note Garden City Estates LLC installed cameras on the property, which is to enhance security measures and provide a safer living environment for all residents, please refer to (Camera Policy).

Fair Credit Reporting Act Disclosure: In the event the application is denied, CoreLogic Rental Property Solutions, a consumer credit report and background company, will mail a notice of denial and options for requesting a consumer report within seven (7) business days of completion of the application.
